    The obligations we track

Three domains of Florida compliance, run on the same operational spine.

Structural Safety & Reserves · Milestone + SIRS (HB 913)

    The post-Surfside mandate, on autopilot.

We mapped Florida's milestone and SIRS mandates — §553.899 and §718.112, as amended by HB 913 (effective July 1, 2025) — into a working module: a per-building compliance engine that computes scope, runs the deadlines, and holds the record. It tracks and enforces; your counsel still makes the legal calls.

    S·01
    Scope Engine

Each building's obligations are computed from its own facts — habitable-story count, occupancy date, coastal distance, unit count, jurisdiction — so who's in scope for milestone and SIRS is determined, not guessed.

    S·02
    Deadline Engine

Every date the law turns on — milestone notice, Phase 1, Phase 2, the SIRS deadline and each renewal — calculated per building and surfaced as alerts well before they lapse.

    S·03
    Compliance State Machine

Each building moves through one tracked lifecycle — in scope → notice → Phase 1 → Phase 2 → repairs → SIRS → affidavit → next cycle — visible at a glance and rolled up across the whole portfolio.

    S·04
    Document Vault & Owner Access

Milestone and SIRS reports held with their 15-year retention clocks and board-officer affidavits logged — plus the owner records access the law now requires (associations of 25+ units, effective Jan 1, 2026) served straight from the vault.

Two edges HB 913 added, both tracked: insurance eligibility — Citizens won't renew without compliance — and the conflict-of-interest disclosure a vendor must make before bidding on the repairs.

    Fire & Life-Safety · Inspection of Record

    Every inspection, captured and defensible.

Florida high-rises live and die by their fire and life-safety inspections. Ecierge OS turns them from a drawer of paper into a living record — the signed form itself becomes the system of record, its data extracted and tracked automatically.

    F·01
    Controlled-Capture Forms (not OCR)

Annual contractor inspections — sprinklers (NFPA 25), alarm & detection (72), standpipes (14), fire pumps (20) — captured on forms we design: a QR header, anchor marks, and bubble grids that scan cleanly every time. We read our own structured form, never a guess at a contractor's PDF.

    F·02
Signed Form as System of Record

The signed, stored form is the authoritative record. Its data is lifted for tracking and alerts, but the document of record stays one tap away for a board, an inspector, or an insurer.

    F·03
    NFPA 10 Monthly Route-Walk

Staff walk the building once and log every extinguisher in a single pass — device by device, vendor captured up front, with a photo and barcode scan per unit. An interactive pressure gauge auto-fails an out-of-range reading, and 'mark all pass' can never overwrite a measurement someone actually took.

    F·04
    FAC 69A, On the Clock

Record tags applied and the 30-day owner-notification clock running automatically. Any out-of-service unit carries the replacement chain the code requires, and every deadline surfaces before it lapses.

And every captured reading — down to an extinguisher's pressure gauge — becomes a data point your building can learn from.
